At the same time, Florida’s luxury condominium market remained exceptionally active. Sales of properties priced at $1 million or more surged 29.5%, reaching 2,195 closed transactions.
Luxury demand extended well beyond the entry-level million-dollar category:
- Sales from $1.25 million to $1.49 million increased 33%, while homes priced between $1.5 million and $2 million rose 37.4%.
- Ultra-luxury properties continued to perform exceptionally well, with $5 million to $10 million sales increasing 48.8%, and properties exceeding $10 million jumping 59.3%.
These numbers reinforce Florida’s continued appeal among affluent domestic and international buyers seeking luxury waterfront lifestyles and long-term investment opportunities.
Middle Market Remains Stable
While affordable and luxury properties generated the strongest headlines, the middle of the market continued to perform steadily.
Sales increased modestly for homes priced between $200,000 and $399,999, reflecting continued buyer demand despite financing challenges. The only segment experiencing a slight decline was the $800,000 to $899,999 price range, which fell 3.2% year over year.
Overall, Florida recorded 27,106 condo and townhouse sales during the second quarter, while the statewide median sale price remained stable at $310,000.
Stable pricing alongside higher sales activity suggests a healthier market where buyers have more opportunities without dramatic price fluctuations.
Regional Markets Continue to Shine
Several Florida metropolitan areas posted particularly impressive growth.
Panama City led the state with a remarkable 40.1% increase in condo and townhouse sales, followed by Punta Gorda (31.6%), Cape Coral–Fort Myers (26.9%), Sebastian–Vero Beach (26.6%), and Naples (21.3%).
These markets represent a diverse range of price points and buyer profiles, demonstrating that Florida’s housing demand extends well beyond major metropolitan areas.
