Florida’s Population Growth Remains Strong in 2026

Despite ongoing discussions about affordability, insurance costs, and housing inventory, Florida continues to attract new residents at a pace that outperforms many other states. According to newly released driver’s license data shared by Florida Realtors, more than 200,000 people transferred out-of-state driver’s licenses to Florida during the first six months of 2026, marking the strongest first-half migration total since 2023.
The figures highlight Florida’s ongoing appeal as a destination for individuals and families seeking lifestyle advantages, economic opportunities, favorable tax policies, and year-round warm weather. While migration has slowed from the record-breaking levels seen during the pandemic boom, the state continues to gain residents at rates well above pre-pandemic norms.

Where Florida’s New Residents Are Coming From

New York remained the leading source of new Florida residents, accounting for more than 23,000 license transfers during the first half of the year. Other top feeder states included Georgia, New Jersey, California, and Texas.
These migration patterns continue a long-term trend that has benefited Florida’s housing market for years. Many newcomers arrive with greater purchasing power, particularly those relocating from high-cost states in the Northeast and West Coast, helping sustain demand across multiple housing segments.
Florida Realtors Chief Economist Dr. Brad O’Connor noted that driver’s license transfers provide one of the fastest indicators of population movement available today, offering near real-time insights into migration patterns before official Census data becomes available.
 

South Florida Remains a Top Destination

Among Florida counties, Miami-Dade County attracted the largest number of newcomers, recording 13,206 license transfers during the first half of 2026. Palm Beach County followed closely with 12,794 transfers, while Broward County, Hillsborough County, Orange County, and Lee County each welcomed more than 10,000 new residents.
For South Florida, continued migration supports demand across a wide range of housing types, including:
  • Single-family homes
  • Luxury waterfront properties
  • Condominiums and townhomes
  • Rental housing
As more residents relocate from higher-cost markets, communities throughout Miami-Dade, Broward, and Palm Beach counties continue to benefit from sustained buyer and renter interest.
 

Migration Continues to Support Housing Demand

Although Florida’s housing market has become more balanced in many areas due to rising inventory levels, continued population growth remains an important long-term driver of demand.
The first-half 2026 migration total exceeded both 2024 and 2025 levels and remained significantly above the 173,047 license transfers recorded during the same period in 2019. While the numbers remain below the extraordinary migration surge of 2021 and 2022, they demonstrate that Florida’s appeal has not diminished.
This steady flow of newcomers helps support local economies, fuels housing demand, and contributes to long-term growth across many Florida communities.

For buyers, increasing inventory in many Florida markets is creating more opportunities and negotiating power than in recent years. At the same time, continued population growth suggests that demand fundamentals remain healthy over the long term.
