Florida Pending Sales Outperform the National Market: What It Means for Buyers and Sellers in 2026

Florida’s housing market continues to demonstrate resilience as buyer activity remains stronger than much of the country. According to the latest Florida Realtors® SunStats report, single-family pending home sales increased 4.1% year over year in June 2026, outperforming both national and regional markets where pending sales declined.

New pending sales—homes that have gone under contract but have not yet closed—reached 24,235 statewide in June, while total pending inventory increased 5.1% to 32,034 homes.
This performance stands out nationally.
According to the National Association of Realtors, pending home sales across the United States declined 0.3% year over year, while the Southern region experienced a 0.9% decrease. Florida’s positive growth highlights the state’s continued appeal as one of the nation’s strongest housing markets.

June closed sales of single-family homes increased 9.3% year over year, reaching 26,036 transactions, while the statewide median sale price rose 4.9% to $432,000.
Part of the annual increase reflects a relatively weak June 2025 comparison, but overall activity remains close to pre-pandemic seasonal levels and demonstrates that buyers continue purchasing homes despite higher borrowing costs.
For sellers, this means properly priced homes continue attracting qualified buyers, especially in desirable neighborhoods with limited inventory.
