In 1936, Bay Shore Plaza was established, expanding the neighborhood to the south and introducing deed restrictions to ensure architectural continuity. World War II briefly halted construction, but once the war concluded, building resumed and extended southwards into Park Plaza. The expansion of Biscayne Boulevard in the 1940s and 1950s divided the original Bay Shore tract but also brought the creation of Morningside Park, a state-of-the-art waterfront park that became synonymous with the emerging Morningside area.

Recognizing the neighborhood’s unique character, residents rallied for its preservation, leading to Bay Point’s designation as a historic district by the City of Miami in 1984. The Morningside Historic District, comprising houses from NE 55th Street to NE 60th Street, earned this distinction for its architectural significance. In 1992, the Bay Shore Historic District gained further recognition, being listed on the National Register of Historic Places.
